1. Purpose

These Terms of Use govern access to and use of the xvestora.ma website, as well as the land advisory services provided by Xvestora, founded by Ibrahim Essafini and Aaz El Arab, domiciled in Tangier, Morocco.

2. Nature of Services

Xvestora is a professional advisory network specialised in land investment in Morocco. Our services include:

• Sourcing off-market land opportunities
• Qualification and analysis of land (residential, industrial, agricultural, tourism)
• Introductions to landowners and developers
• Support during land due diligence
• Coordination with licensed notaries and legal experts
• Advice on the Moroccan regulatory and tax framework

Xvestora is not a licensed real estate agent. Notarial deeds are executed by legally authorised professionals.

3. Access to the Site

Access to the xvestora.ma website is free and open to any user. Xvestora reserves the right to modify, suspend or interrupt access at any time, without notice.

4. Submitting a Brief

Submitting an investment brief:

• Does not commit Xvestora to identifying a matching opportunity
• Does not constitute an exclusive search mandate
• Does not guarantee any response time or asset availability
• Triggers a free preliminary qualification of your profile

Any formal collaboration is subject to a separate written agreement.

5. Fees & Compensation

Xvestora's business model is based on:

• Success fee — fees agreed in writing, due only upon a completed transaction
• Preliminary sourcing — provided at no cost during the evaluation phase
• Optional retainer — for exclusive mandates, by prior agreement

No fee is payable without a written agreement signed by both parties.

6. Liability & Limitations

• Xvestora does not guarantee the availability, price or quality of any specific opportunity
• The information provided does not constitute legal or financial advice in the legal sense
• The investor remains solely responsible for their investment decisions
• Xvestora cannot be held liable for decisions made without independent due diligence

7. Confidentiality

Xvestora treats all information shared by investors with the strictest confidentiality. Any information about the assets presented is confidential and may not be disclosed without written authorisation.

8. Intellectual Property

All content on the xvestora.ma website (text, design, logo, analyses) is the exclusive property of Xvestora. Any reproduction without prior written authorisation is prohibited.

9. External Links

The site may contain links to third-party sites. Xvestora is not responsible for the content or practices of these sites.

10. Changes to These Terms

Xvestora reserves the right to modify these Terms of Use at any time. Continued use of the site constitutes acceptance of the new terms.

11. Governing Law & Jurisdiction

These Terms of Use are governed by Moroccan law. In the event of a dispute, the parties submit to the exclusive jurisdiction of the courts of Tangier, Morocco.
